With this plan, interested buyers contact us, then we contact you. You only show your property to buyers we've vetted so you don't waste time showing your property to unqualified buyers. We always provide feedback from our buyer client showings so you know if there are recurring issues with your property's saleability, how it's being seen, and what, if anything, can be done to make it better. If we find an interested buyer, we will present you with questions and/or offers. You get to discuss the commission you are willing to pay based on the quality and seriousness of the purchase offer you accept. We're pretty negotiable, based on our cumulative efforts.
There is no obligation to pay a commission unless we get the job done for you.
The characteristics of an open listing are: multiple brokers may be involved, only the selling broker is paid, and the seller retains the right to sell the property themselves, to buyers they have found themselves, without paying a commission.
The basic characteristic of an open listing is that the principal, or the seller, retains the right to employ any number of brokers and agents. The principal would be obligated to pay a commission only to the broker who successfully produces a ready, willing and able client. During the term of the open listing, the seller could sell the property themselves and not be obligated to pay any broker a commission.
The broker or agent is advised to obtain a written open listing so as to eliminate any misunderstanding between the principal and the broker as to the responsibilities the broker is promising to provide the principal and the compensation that the principal is promising to provide the broker upon the successful completion of the brokers duties.

You are solely responsible for taking calls, setting appointments, coordinating showings of your property, answering questions, giving directions, providing information, receiving and negotiating offers, inspections, appraisals, closing and escrow. You will not be contacted by one of our Realtor affiliates unless you offer broker participation and have a stated commission or finders fee in your listing for buyers' agents.
